2For what types of real estate does VCG provide loans?

VCG provides loans to clients for investment purposes ONLY. The real estate must not be for personal use. The real estate can be a rental property, a fix and flip, a construction project, investment property, commercial property, multifamily property, townhome or condominium.

3What is a bridge loan?

A bridge loan is a short-term loan used until a person or entity secures permanent financing.

4Do you provide construction loans?

Yes, VCG provides construction loans as a short-term solution until construction is complete or until the project is sold, depending on the needs of the client.

5How do loan payments work?

The loan products that VCG provides consist of interest-only payments. Simple interest is calculated by multiplying the loan amount by the interest rate and dividing by 12 months. Principal pay downs are permitted with VCG’s prior approval and consent. When the loan reaches maturity, the total loan amount becomes due (known as a balloon payment). Interest payments are calculated based on simple interest with an assumption of 360 days per year.

6What are the rates that VCG charges on various loan products?

Short term loan rates range between (8%-12%) depending on various factors: (i.e. how quickly the client needs the loan, the amount of the loan, the quality of the collateral and the loan-to-value amount).

7Does VCG provide loan extensions?

VCG does provide loan extensions to clients for already existing loans, depending on payment history and type of loan.

8Can you use a VCG loan to pay off a mortgage?

Yes, VCG can provide a loan to an investor who is paying off an existing mortgage that has reached or is about to reach its maturity date, or to modify the terms of their existing mortgage (i.e. pull out additional funds, lower their interest rate or extend the loan term).

9Can you use a VCG loan on a property that does not have a mortgage?

Yes, this is known as a “cash-out loan” which allows investors to pull equity out of their free and clear investment property.

10Can you use a VCG loan to fix and flip a property?

Yes, VCG provides loans to remodel your investment property.

11Can you use a VCG loan to finance a commercial property purchase?

Yes, this is known as a purchase money mortgage.

1Does VCG provide loans for the acquisition of raw land?

Yes, in select cases, VCG can provide a loan for the purchase of raw land for future development, but ONLY for as-of-right use and not future use or land use changes.

2Do I qualify for a VCG loan?

Qualification depends on the investment property collateral and borrower’s financial ability to service the debt.

3What if I have bad credit?

VCG will still consider providing a loan solution if you have bad credit. However, foreclosures, bankruptcy and/or judgments can affect a VCG loan approval. This is reviewed on a case-by-case basis.

4What documentation is necessary to obtain a VCG loan?

A completed loan application, a background check, an appraisal or BPO (broker price opinion) and identification.

5Does VCG require me to show my tax returns?

No, in most cases VCG will not request tax transcripts or income statements.

6How long will it take to get my loan?

VCG can fund loans within 3-10 business days, depending on the completion of the required documentation.

7How do I make my payments?

VCG requires payments to be made via ACH electronic debit.

8When do I make my payments?

Loan payments are due on the first day of each month.

9How is my loan interest calculated?

Interest payments are calculated based on simple interest with an assumption of 360 days per year.

10Do I need to insure my property?

Yes, depending on the asset type, VCG requires hazard and liability, and possibly flood, depending on the location.
